WHY RICK SHARED THIS FROM THE DR
Hey Patreon. Rick recorded this from the Dominican Republic while preparing for a missions trip, with about 20 missionaries arriving and roughly 100 kids expected for Vacation Bible School.
Part of what this Patreon is for is the behind-the-scenes: how to run a nonprofit, how to run a for-profit, how to stay productive, and how to use AI creatively. Rick does things almost every day that deserve a video. This one got recorded.
Yesterday he built a website for a friend who is a real estate agent. Today he walks you through what he built, why he built it, and what you can transfer into a side hustle, a ministry asset, or a work SOP.
THE INSTAGRAM SPARK
Ideas can come from anywhere. This one came while scrolling Instagram.
The reel said: if you are a real estate agent with a listing, you can use AI to build a dedicated website for that listing. Not just the MLS or Zillow page. A branded site for that one property.
Rick's thought process was simple: who needs this? Nakita. He texted her the video and offered to do it. She said yes. He was watching the World Cup with his sons while he built it. It took a few minutes because he already knows the tools, but the point is the method, not the speed flex.

- Offer: show them the realm of the possible.
- Ship: do not overthink the first build.
GATHER THE INPUTS
AI cannot invent a listing site from vibes. You package the inputs first.
Nakita sent the Zillow listing for 40 Catherine Ln, Stafford VA 22554, plus her Blinq digital card with photo, phone, email, booking link, and brokerage (Real Broker LLC). Rooms on the listing photos were mostly bare.
- Listing link: facts, photos, address, property details.
- Agent card: headshot, contact info, brokerage, booking.
- Optional branding: she did not send brand colors. Rick still shipped.
- Inspiration source: the Instagram reel transcript so AI understood the pattern.

BUILD ROUND 1 ON VERCEL
Rick built in Cursor (playing with the new Grok model). You can use Claude, Codex, or another strong coding agent. The tool is secondary. The package of inputs is primary.
He did not want the site sitting on his personal VPS with a Rick Pina URL. He created a Vercel account and let AI help deploy a public-facing site basically for free.
- First draft arrived in minutes: photos, property info, map, contact for Nakita.
- It worked: a real, clickable website.
- Rick still did not like it: font and gold accents felt generic AI.
- Nakita liked it. Rick still pushed for a redesign. Taste matters.
ITERATE: REDESIGN + HEADSHOT
Round 2 is where the product starts looking premium.
Rick told AI to redo the design with a more updated font and layout. He also did not like the blink-card headshot for the site, so he ran the photo through Google Gemini and replaced it.
- Redesign the layout when the first pass looks templated.
- Upgrade the agent photo so the contact block feels current.
- Keep what works: map, contact, property facts, photo gallery.
- Deploy again so the live URL updates.
This is the same habit that separates hobby builds from deliverables people show their clients.
VIRTUAL STAGING IN MINUTES
After the site was live, Nakita said the rooms looked bare and she would need physical staging: rent furniture, move it in, reshoot, edit, swap photos.
That is a lot of work. Rick used AI (Higgsfield; Gemini can do this too) and asked it to put furniture in the empty rooms. Then he told the coding agent to update the website with the new images.
- Empty room photos from the listing become staged scenes.
- Buyers can imagine living there instead of staring at vacant walls.
- Minutes, not days: no truck, no movers, no reshoot cycle.
- Not every room has to be staged. Rick staged several key rooms and showed the before/after contrast.
WALK THE LIVE SITE
The finished site is a real deliverable, not a mockup.
- Staged photo gallery with empty-to-furnished contrast.
- Property details and address on the page.
- Map for the location.
- Tour / contact form for leads.
- Agent block with updated photo and Real Broker LLC branding.
- Mobile Call and Text links that open the phone and Messages apps.
Nakita already showed it to the client. The client was amazed. Prayerfully it helps the house sell faster. The Vercel subdomain advertises Vercel for free. A custom domain is optional and paid later if you want it.
WHAT AGENTS ALREADY PAY
Rick did this as a favor. He did not charge. He asked Nakita what people pay so you can think clearly about value.
Nakita's framing: when she pays for staging, it is about $75 to $100 per room. Rick staged roughly six rooms in a few minutes with AI. That is about $400 to $600 of staging value alone, before anyone builds the website.
MARKET CONTEXT (NAR FRAMING)
Again, this is Nakita's framing as an Associate Broker. Treat it as market color, not a research report.
- ~1.5 million NAR members in the conversation's framing.
- Few realtors actually use technology well. Most do not know how to ship this kind of asset.
- AI is moving fast in real estate. The gap between early movers and everyone else is wide.
- You do not need every realtor. You need a repeatable offer a subset will pay for.
THE METHODOLOGY
People ask Rick how he thinks. This is systems thinking with shoes on.
- Notice something useful online.
- Offer it to someone who needs it.
- Gather the exact inputs (links, photos, contact).
- Give it to AI with a clear build request.
- Iterate until taste and brand feel right.
- Stage / upgrade the weak parts (empty rooms, weak headshot).
- Make it public on a clean URL.
- Deliver for free as a favor, or package, price, sell, and ship on repeat.

SIDE HUSTLE, MINISTRY, AND WORK
Rick's point is bigger than real estate websites.
